Coffee Talk: Cory Procter (Mon. 19 Feb, 2018 2:00 pm - 3:00 pm)

Power of the Huddle

Former NFL Dallas Cowboys player, Cory Procter reflects on his past and inspires us for the future as he takes us into the "huddle" of his life.  Cory mixes entertainment with emotion as he captivates his audience with his personal stories. He was a lost and struggling teenager zig-zagging through the hallways of life, until a guiding voice stepped in to illuminate his path to football fame. An All-American collegiate athlete, Cory earned a scholarship and played for the Montana Griz; along the way, he and the team earned a ring for the Division I-AA title.  Cory worked hard, eventually earning a coveted spot in the NFL, but only on the practice squad for the Detroit Lions.  Being a walk-on, Cory literally jumped in his car packed with everything he owned, and headed to Detroit. Through tough training, blood and sweat, and dogged persistence, Cory eventually found his home with the Dallas Cowboys, starting line.  An offensive lineman, he had the unique timing of playing most of his Cowboys career in the old, fabled Cowboys stadium in Irving. His final year with the team was in the new, grand stadium in Arlington.  He was there as Tony Romo began his career.

Pricing Strat: Mastering CMA (Tue. 20 Feb, 2018 8:30 am - 5:00 pm)

Pricing Strategies: Mastering the CMA

Location: GFWAR Main Office (2650 Parkview Dr.)
TAR Broadcast via VTEL Presentation
Course# 29351
Provider# 0001

The 21st century has so far presented multiple challenges to the real estate industry, notably a housing boom and rising property values in the early 2000s, followed by economic decline, mortgage defaults, and a very unsettled market place that has only recently begun to stabilize. Determining property values depends more than ever on professional expertise, competence, the best use of technology, and a commitment to approaching the pricing assignment from all pertinent perspectives. This course is specifically designed to help residential real estate agents and brokers enhance their skills in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values. As real estate professionals gain more understanding pricing properties and CMAs, they can effectively function in their role in the valuation process. The goal of this course is to equip the real estate license holder with pertinent information to enable them to price properties appropriately whether it’s for listing or making offers. It will provide greater understanding of the CMA’s to help the real estate license holder become more comfortable with the process of selecting appropriate property comparisons; how to make adjustments and where to go for quality information to ensure the most accurate assessment when calculating adjustments. Help enhance skills in creating accurate property valuations, reducing risk, and applying alternative valuation methods to properties under consideration.

Did you know that as a license holder you have ethics requirements for engaging in the real estate business? Perhaps you also belong to a trade association for the real estate business that has a code of ethics and you see that as a requirement for engaging in the business. The law and the various trade association codes of ethics are similar yet not identical. There is more to your requirements than a trade association expectation. The course covers the requirements Texas law places upon all license holders regarding ethics and conduct when facilitating a real estate transaction.
